Job Summary

Responsible for overseeing Pre/Post close process, loan closing packages, review of submitted loan applications, subordinations, extensions/modifications; and completing denial/approval process within 30 days of completed application.

Essential Functions, Duties and Responsibilities

  • Review consumer loan file for documentation accuracy prior to loan closing.
  • Review income and adjust DTI.
  • Oversee 3rd party due diligence process, draft a due diligence checklist according to loan type and policy requirements, and take corrective action to cure issues disclosed:
    • Order the appropriate appraisals in a cost effective manner. Interface with appraisers as needed. Upon receipt of completed appraisal, recalculate the loan-to-value, update current loan origination and underwriting system and communicates values with the lender.
    • Order flood certification, verifying the property is not in a flood plain. If the property is in a flood plain, communicates with the lender so appropriate disclosures are obtained.
    • Order title searches from approved interface or attorney's office when required. When title opinion is presented, recognize and clear up any title problems with the assistance of the lender. Interface with the attorney's office as needed. Updates current loan origination and underwriting system when title search is received.
    • Order Nada value and recalculates loan-to-value.
    • Order property survey for clear title search.
    • Submit trust documents for legal review.
  • Provide ongoing communication, timely follow up and management of incoming items from the borrower, attorney and lender.
  • Prepare the loan documents on Bank’s documentation system, ensuring that documents are prepared accurately with proper terms and conditions as outlined in the loan approval. Documents prepared within industry and regulatory standards.
  • Process all subordination, extensions and modification agreements requested by external and internal clients.
  • Prepare and send Adverse Action notices for all loans within required time frame. Obtain dual decline on real estate.
  • Deliver all finalized loan documentation packages to lender prior to agreed-upon closing date, and communicate interest and/or closing fees due from applicant.

Required Knowledge, Skills and Competencies

  • Ability to read, analyze and interpret simple instructions, short correspondence, and memos.
  • Strong interpersonal, verbal, and written communication skills, including ability to write clear, concise correspondence.
  • Ability to respond to common inquiries from internal and external customers.
  • Ability to organize tasks and complete actions within established deadlines, handling multiple priorities with strong attention to detail.
  • Ability to define problems, collect data, establish facts and draw valid conclusions.
  • Must be able to manage high volumes of documents and keep them organized.
  • Ability to analyze and understand credit bureau reports and simple tax returns.
  • Proficiency in financial computer applications, database management tools, and Microsoft Office applications.
  • General knowledge of loan accounting and general ledger practices.
  • Current knowledge of banking regulations.

Industry and Work Experience

  • Minimum of two (2) years’ experience with consumer loan products, loan structures and/or loan documentation.
  • Experience with all types of consumer loan documentation, along with knowledge/experience in perfection of liens in real estate and non-real estate secured transactions.
  • Minimum of two (2) years’ experience with core bank systems and document software applications.


  • High school diploma or GED required
  • Bachelor’s Degree preferred
